Pine Township Road Millage - Informational Flier - 2024
This document is intended to provide information to all registered voters in Pine Township regarding the
proposed Pine Township Road Millage which will appear on the November 5th, 2024 ballot.
***ATTENTION PINE TOWNSHIP VOTERS***
A proposal on the November 5th, 2024 election ballot will read: Shall Pine Township impose a one and three
tenths (1.3) mill ($1.30 per $1,000.00 of taxable value) in the tax limitation imposed under Article IX, Sec. 6
of the Michigan Constitution, a new millage for township road improvements and maintenance, and levy it for five (5) years, 2025 through 2029, for road improvements? If approved and levied, a one and three tenths (1.3) mill increase will raise an estimated $86,000 in the first year the millage is levied.
Informational Meeting
An informational meeting regarding this proposal will be held during the regularly scheduled Pine Township
Board Meeting on July 8, 2024 at 7:00PM at the Pine Township Hall (7900 2nd St NW, Stanton, MI 48888).
Montcalm County Road Commission Manager-Superintendent,
Mark Christensen, will be present at the meeting time.
Purpose Explained
As Pine Township considers a Road Millage, several things may come to question. First and foremost, the PineTownship Board works with an approximately $115,000.00 road maintenance budget each fiscal year (July 1-June 30). A “2021 Local Paved Road Ratings and Proposed Treatment-Pine Township” document provided by the Montcalm County Road Commission put a price tag of $1,032,375.00 to maintain Pine Township roads before they reach a point of no return. This cost was based on pricing in 2021 and is expected to increase. With an approximately $115,000.00 budget, this would take Pine Township approximately nine years to accomplish. During this time, roads not maintained each year due to limited budget would continue to deteriorate and the price tag will continue to increase.
Additional Improvements
Pine Township allocated additional ARPA (American Rescue Plan Act) funds specifically for updating roads.
The Pine Township board unanimously voted to approve several road projects to be completed over the last
couple of years using these funds. These additional projects would not have been possible with the prior,
current and future projected road budget.
Calculating Millages
As voters consider this millage proposal, the Township Board would like to provide an example, as well as a
method to calculate the cost of this specific millage to each taxpayer.
What is a millage rate?
A millage rate is the rate at which property taxes are levied on property. A mill is 1/1000 of a dollar. Property
taxes are computed by multiplying the taxable value of the property by the number of mills levied.
Pine Township is seeking a 1.3 mils (the millage rate used to calculate amount due each tax bill would be
1.3/1000 = .0013
Note: a millage rate is based on the taxable value of the property, NOT the assessed or appraised value of
the property.
How much would I pay if the taxable value of my home/property is $45,000?
To calculate this example: . 0013 * $45, 000. 00 = $58. 50
How much would I pay for this millage rate using my specific home/property taxable value?
. 0013 * $(𝑡𝑎𝑥𝑎𝑏𝑙𝑒 𝑣𝑎𝑙𝑢𝑒 𝑜𝑓 𝑦𝑜𝑢𝑟 𝑝𝑟𝑜𝑝𝑒𝑟𝑡𝑦) = $(𝑎𝑚𝑜𝑢𝑛𝑡 𝑓𝑜𝑟 𝑡ℎ𝑎𝑡 𝑡𝑎𝑥 𝑏𝑖𝑙𝑙 𝑡𝑜𝑤𝑎𝑟𝑑𝑠 𝑡ℎ𝑖𝑠 𝑚𝑖𝑙𝑙𝑎𝑔𝑒)
NOTE: Taxable values expressed on annual “Notice of Assessment, Taxable Valuation, and Property
Classification” documents are tentative and property taxable values are always subject to change.

Pine Township History
The township was organized on October 16th 1861. A brief early history of the township was found in a news paper article from May 12th 1955 contributed by Gerry Christiansen. The article explains as Greenville Michigan was starting to grow in the mid 1840s logging pushed development north. As cabins, roads, a saw mill and a dam on the Flat River moved north the village of Langston began to take shape. Langston was named for Daniel Lang, who operated the saw-mill for Edwin Breese. He subsequently built a small hotel, onto which he built many additions as his business grew. It finally became the largest hotel between Greenville and Big Rapids. Langston became a busy lumber center with thriving stores and the hotel. The Briggs House was also built by Benjamin Briggs, who came to the township in 1866. His hotel later became known as the Clifford House and then the Murphy House a private residence. The township was organized October 16th , 1861 and so named because of its leading variety of timber. In the 1864 census there were 38 inhabitants.
